The Town of Evergreen
As with most mountain towns, homes and neighborhoods are as different and eclectic as can be. From multi-million dollar homes with large acreage to smaller cabin homes close to downtown, Evergreen has every home option available. Most homes are on well and septic, though many, especially in north Evergreen, have city water and sewer. While most homes are tightly knit together surrounding the lake and downtown, neighborhoods stretch far and wide, with very few further than 20 minutes from the lake.
Each neighborhood is so different with its own pros and cons. I recommend checking out as many as possible - you never know what type of homes and communities are lurking around each bend. If possible, you may consider renting for a time before you settle into a home so you can get the lay of the land and discover all that Evergreen has to offer.
North Evergreen
Just off I-70 is north Evergreen and Bergen Park. The proximity of these homes to downtown Denver and ski towns make it a popular area. With a suburban neighborhood feel, including city water and sewer, as well as the middle school and one of the elementary schools amongst the houses, these homes in the north end of Hiwan (Hiwan has four neighborhoods built within it) and surrounding area are an easy entry into mountain living. Lots of townhomes and condos as well. Floyd Hill is an area north of I-70 that has Evergreen homes as well.
West Evergreen
Typically larger homes and larger lots, especially up Upper Bear Creak. Larger horse properties up Squaw Pass toward Mt. Blue Sky. Many on well and septic and even propane.
South Evergreen
Moving toward Marshdale and Conifer, these homes are on larger lots with well and septics. Many horse properties here or acreage for livestock. An eclectic group of neighborhoods with good access to both Evergreen and Conifer!

Downtown Evergreen
In the heart of Evergreen is Main St with shops and restaurants the, of course, the lake. Surrounding those areas are neighborhoods, including the south end of Hiwan, Troutdale and homes heading toward Kittredge. Many have walking access to downtown or the lake and are some of the most historic in the area.
Central Evergreen
Neighborhoods surrounding the high school and elementary school are a mix of older homes, some with larger lots, some on well and septic. Great trick-or-treating in this area, with close proximity to Three Sisters Park and the lake as well.
